How New Launch Pricing Works

Developers do not price a project at one number. They price stack by stack, floor by floor and facing by facing, then add a floor premium of roughly S$2,000 to S$4,000 a level. The build-up starts from land cost: the consortium paid S$1,179 psf per plot ratio here in January 2026, and construction, financing and margin sit on top of that, which is why launch pricing tracks the tender rather than the resale block down the road. Early-bird discounts during the preview are applied as a percentage off list and are usually withdrawn in stages as take-up passes internal thresholds. So the question that matters on the day is never 'what is the psf'. It is which stack, on which floor, at which discount — and whether the unit two floors up is worth the difference. That conversation happens against the live balance chart, not against a table on a website.

Costs Beyond the Purchase Price

Beyond the purchase price, budget for Buyer's Stamp Duty, Additional Buyer's Stamp Duty where it applies to your profile, legal and conveyancing fees, and the valuation and mortgage stamp duty costs attached to the loan. Investors should also plan for the gap between TOP and the first tenancy, and for maintenance fees, which on a development of this size and facility count typically land in the several-hundred-a-month range depending on share value. Ask for a full cost breakdown against a specific unit before booking — the number that matters is total outlay in year one, not the headline price.

The Process

What Actually Happens on Booking Day

Most buyers have never done this before, and the pace on launch day surprises them. This is the sequence, so none of it is a surprise on the day.

  1. Before the day

    Get an in-principle approval from your banker so you know your actual ceiling, and sort out your cheque or PayNow limits. Shortlist three stacks, not one — your first choice can be gone in the first ten minutes.

  2. Balloting and queue

    Where demand exceeds supply, developers ballot for the order in which buyers choose. Your queue number decides what is still on the chart when your turn comes, which is exactly why a shortlist beats a favourite.

  3. Unit selection

    You choose from the live balance chart, updated in real time as other buyers commit. This part moves fast — usually a few minutes per buyer.

  4. Option to Purchase

    You pay 5% of the purchase price and receive the Option to Purchase. Note the expiry date on it: the option period is three weeks.

  5. Exercising the Option

    Within the option period your lawyer exercises the OTP, and a further 15% falls due within eight weeks of the option date. Stamp duty is payable within 14 days of exercising.

  6. If you walk away

    Not exercising the OTP forfeits 25% of the booking fee — 1.25% of the purchase price. Have that number straight in your head before you pay anything, particularly if your loan approval is not yet confirmed.

The percentages and timelines above follow the standard Singapore new-launch process and are correct in general terms. Stamp duty rates, loan limits and cooling measures are adjusted by policy from time to time — confirm the current figures with your banker and conveyancing lawyer before committing.
