Choosing the Right Layout

The 1 Bedroom and 1 Bedroom + Study are the smallest quantum in the development and the easiest to tenant given the station downstairs, which is why they usually go first — and why they later compete hardest with each other on resale. Two Bedroom layouts suit couples and small families; the Premium variant buys a second bathroom and a dining zone that actually seats four. The 3 Bedroom family is where owner-occupier demand concentrates, and where the Premium layout's ensuite master and separate utility earn their premium if you are staying. Four and five Bedroom homes and penthouses are mostly bought by people already in Hougang or Kovan who want the space without leaving the town.

Efficiency, Balconies and Ceiling Heights

Square footage is the least useful number on a floor plan. Look instead at how much of the strata area is balcony and air-conditioner ledge, because you pay the full price per square foot for both. Check the length of unbroken living-room wall — that decides whether a sofa and a television can face each other. Check that each bedroom takes a queen bed and a full wardrobe without blocking the window. And check which way the entrance door swings, because a door opening into the dining area costs you a metre of usable floor permanently. Typical ceiling heights in this segment run around 2.8m in living areas. Ask for the dimensioned plans rather than the marketing ones before committing to a stack.
